
Sun Group's Da Nang Riverside Towers Near Completion Amid Strong Rental Demand

The Ponte subdivision of the Sun Ponte Residence complex in Da Nang has commenced its handover and interior fit-out phase after two years of construction. Located adjacent to the city's Dragon Bridge on the Han River, the project is moving forward as developers point to strong rental yields and a booming tourism sector supporting the local property market.
The twin towers, connected between the 19th and 24th floors, have been handed over to buyers since March. The developer expects the first residents to move in within the next one to two months. The complex includes a hotel-style lobby and amenities such as a children's playground, community areas, landscaped gardens, restaurants, and a riverside infinity pool.
According to developer Sun Group, apartment rental yields in Da Nang are estimated at 8-9%, among the highest in Vietnam, attracting tenants such as tourists, foreign experts, and international businesspeople. As a point of comparison, a nearly 90-square-meter, two-bedroom apartment at The Panoma Tower, part of the Sun Cosmo Residence complex handed over six months ago, is currently leasing for VND42 million ($1,597) per month.
Chau Ngo, a Vietnamese expatriate renting in the area, noted that international tenants prioritize more than just location. "We are willing to pay 20-30% more for peace of mind and a civilized, high-quality living environment," he said, highlighting the importance of amenities and the surrounding residential community.
The city's property market is bolstered by a strong recovery in tourism. During the recent Hung Kings Commemoration Day and April 30-May 1 holiday period, Da Nang recorded 1.46 million visitors, a 35% increase year-on-year. This included 621,000 international arrivals, up 24% from the previous year. This growth is supporting demand for newly launched projects, including Symphony 5, the final tower in the Sun Symphony Residence development.
The Symphony 5 tower is designed as a riverside resort-style residence with amenities including a gym, spa, swimming pool, and meditation gardens. The project is situated next to a 19,000-square-meter ecological space containing three parks. Located on the Ho Han Thuong-Le Van Duyet corridor, it is approximately 3 km from Man Thai Beach, 5 km from the city center, and 7 km from Da Nang International Airport.
Towers S1, S2, and S3 of the Sun Symphony Residence began handovers in May, about two years after their market launch. A key draw for investors across these Han River-front developments is the direct balcony views of the Da Nang International Fireworks Festival (DIFF) 2026, which is seen as a significant factor for enhancing rental potential and long-term investment returns.
